Minutes of the OFCA Board Meeting, September 10, 2007
at the Cingel's house, from 7:00 pm - 8:55 pm
Present: Liz Cingel, Kelly Cornacchia, Frank Cingel, Kevin Gregg, Bill Goodman, Amy Greif, Steve Wood, Jerry Tuccille, Marie Tuccille, Linda Haller, Eddie Hubbard, Dick Bloomquist, ()
Since no corrections or additions were heard, the minutes of the June 11, 2007 board of directors meeting stood approved
Jamie Bragg presented plans for an addition to his home. The Board approved the plans without dissent.
Capital Projects (Eddie Hubbard):
· Art's Concrete has begun their work at the pool. Eddie distributed a report from the Construction Committee detailing some of the work being planned. The current cost estimate for the new pool deck and retaining wall, new pool fence and fence and deck connections and miscellaneous plumbing and electrical work is $110,000. The expected completion date is 10/15/07.
· Frank noted that the loan cost us $1545 in legal fees.
Treasurer's Report (Kevin Gregg):
· Kevin distributed the most recent budget report for 2007. He will send a third notice to all non-paying residents and a discussion followed with suggestions of how to get more, if not all, residents to pay their dues. Edgar Schick had proposed via email that non-paying residents be listed in the Oakleaf but, after discussion, that idea was rejected by the President and several other board members.
Director Reports:
Safety, Police, and Fire (Jerry Tuccille):
· The ()ls' house has been broken into twice while under construction. Also, bicycles were stolen from the ()'s unlocked shed.
Streets and Lights (Dick Bloomquist):
· Dick has reported two non-functioning street lights to BGE via their online service. They have promised a 72 hour response time.
Pool (Steve Wood):
· Steve will review the new DRD contract before approving for next year.
Waterfront (Frank Cingel for Bob Burns):
· The ramp work will begin by November. All permits and paperwork are in order.
· () will be the next Waterfront Director.
· Bob will meet with the Robinson's Landing treasurer to set up an invoicing plan.
· Non-paying residents will be removed from the slip waiting list.
Social (Bill Goodman):
· The Halloween party will be run by () and ().
· The () will chair the Pig Roast and the annual Santa Visit. () and () will run the Chili Cook-Off.
Grounds (Liz Cingel):
·16 people showed up to help Liz plant the 200 lariopes on the center strip.
· Liz has created a Grounds Committee to help distribute the work load and to provide coverage when Liz is unavailable. They are (), (), (), and ().
Garden Club (Marie Tuccille):
· The Garden Club will be soliciting helpers for the annual Christmas decorations.
Newcomers (Linda Haller):
· There were 5 new residents this year (not including Karp Court) and there is one house currently on the market.
Old Business
· An updated draft copy of the directory will be included with the next Oakleaf. The final, updated directory will be distributed after the 2008 OFCA directors are elected.
· Animal Control has been called numerous times regarding the stray chow mix dog that roams our neighborhood but he has proven elusive. And virile.
New Business
· Bill Goodman volunteered to head up the Nominating Committee.
The next meeting will be on Monday, October 8, 2007 at 7:00 at the home of Steve and Kelly Cornacchia.
The meeting was adjourned at 8:55 PM.
