Minutes of the OFCA Board Meeting

Present: Eddie Hubbard, Larry Reagan, Barb Montgomery, Frank and Liz Cingel, Jeff Furniss, Greg Myers, Linda Haller, and Kelly Cornacchia
General Business:
- Eddie welcomed everyone and invited Greg Myers to report first since had to leave the meeting early.
- New construction: Eddie Hubbard referred to the advance email attachment he sent regarding Mike Williams' new shed construction. The board members reviewed the plans for the shed, and finding no conflict with the existing covenants, approved Mike Williams' new shed construction.
- OFCA Archives: Eddie stated that there are five large "roughneck" style plastic storage bins in the pool attic. He has discontinued his search for metal file cabinets. He does not plan to transfer the records from their present location as that are secure, yet accessible to the board. The board agreed to this action.
- Mosquito Spraying: Eddie reported that mosquito spraying is scheduled for every Thursday evening throughout the summer.
- Membership: Eddie also reported 131 member in good standing; 12 delinquent.
- Meeting Room: Barb reported obtaining use of the S.P. library meeting room for the general meeting in the fall, which is scheduled for 09/29/10 from 8:45 PM. The question of whether the community by-laws allow the Fall general meeting to be held outside of October was not resolved. Barb said she would find an alternate meeting space if deemed necessary to conform to the by-laws.
Secretary's Report: Barb Montgomery
- The minutes of the 04/12/10 board meeting were approved as written.
Treasurer's Report: Jeff Furniss and Eddie Hubbard
- Jeff provided a printout of his report to the officers. He will email an update shortly to Eddie, Frank and Barb. The balance in checking as of 05/05/10 is roughly $44K, $1830 in Garden Club dues/gifts received. $1,000 was previously released to G.C. He will issue a check for the add'l $830 to the G.C.
- Discussion followed regarding repayment of the pool construction loan. There is approximately $90K outstanding on the loan. Payments are $6,097 made quarterly. The penalty for late payment runs $100 or more. Payment has been made by EFT but has not been automatically debited. Jeff and Eddie discussed setting up loan repayment as an autopay to avoid the costly late fees
- Linda Haller asked Jeff for OFCA dues info to take to newcomers. Jeff will see if he has any printed materials on hand for her. He also suggested printing the info from OFCA's website.
Director's Reports
Pool: Greg Myers
- The pool passed the health inspection
- All lights are working
- $22,000 in income from memberships
- There is one remaining clean up week scheduled; anticipated tasks include scrubbing the pool deck again and painting the bathroom floors.
- Only one surplus locker needs to be dispatched
- Two machines containing Pepsi products will be set up at the pool. OFCA will purchase the product for $.90 per item and sell it for $1.25 per item. One machine will dispense soda, the other water and juice products.
Greg has several paper copy pool packets that he will get to Linda H. so that she can take them to the newcomers she visits.
Newcomer Greeter: Linda Haller
- Linda reported visiting the newcomers at 19 Emerson. She also reported that 111 Stauffer has new owners
Grounds and Garden Club: Liz Cingel
- Liz reported that eight volunteers planted 27 junipers at the main entrance. She also had five other helpers who cleared, planted and mulched the areas immediately along both sides of the pool driveway. The expense for plants, peat, topsoil and mulch totaled $735.60. Some of this expense may be covered by the grounds budget. Liz reported that Grounds has $5,500 budgeted and the community's lawn service is $4,770. Liz voiced concern that the Garden Club needs to conserve enough funds for community Christmas decorations.
Social Kelly Cornacchia
- Kelly reported that people came forward to chair the End of School Year party. She asked Jeff for a check to cover the deposit for the party's DJ. She noted the Pig Roast committee has swelled to six members. She stated that most social events during the summer will be arranged by the pool committee.
New Business:
- Barb M. reported a single car crashed into the brick steps at 19 Emerson around 2:00 AM 5/9/10. Police, fire and medic units responded quickly. One passenger was taken by ambulance. The driver and two others left the scene. The residents, who recently moved into the home, were not injured.
- Jeff Furniss reported that he and Susan have been subpoenaed as witness in the case involving the break-in of the Smith house next door to them.
The next OFCA board meeting is scheduled for 06/14/10 at 7:00 PM at the pool. It was agreed not to hold board meetings in July or August.
